01 — The Origin Story

The Contractor
He Always Wished Existed.

Over 20 years running a digital media agency, Cody invested his profits into real estate — first as a limited partner in multifamily and self-storage syndications, then as a principal doing his own value-add and development projects. He learned the construction industry from the client side of the table.

What he found was a pattern. General partners who overpromised on returns. Contractors who overbid, underbid, said whatever it took to get the deal, and then delivered disputes instead of data. Yardage that couldn't be verified. Grading that failed drainage review. Budgets that exploded because nobody documented the starting point.

He also found the rare exception: the GP, the developer, the contractor who did great work for a fair price — and who could prove it. Those people were rare. And they were always fully booked.

So when he found an exceptional equipment operator with 15 years of craft experience, assembled the right iron and the right tech stack, and bought clearground.com — he wasn't starting a construction company. He was building the contractor he'd always wished existed.

ClearGround is the product of that frustration and that aspiration.
